PROJECT DESCRIPTION

The Hadwen Block Product Development Biologics Lab represents a strategic expansion of Eurofins CDMO Alphora Inc.’s capabilities in biologics research and manufacturing. Located within their Mississauga facility, the 5,500 sq. ft. retrofit includes a 3,300 sq. ft. pilot-scale biologics lab and an analytical services Lab, supporting monoclonal antibody development and other mammalian-based therapeutics.

Designed and delivered by G architects, the facility enables upstream and downstream process development, GMP QC testing, analytical assays, and scale-up to 200L for pre-clinical and Phase I supply.

The retrofit included targeted structural upgrades to accommodate new Air Handling Units and lab infrastructure, ensuring environmental precision and operational flexibility. Custom benching, bio-safety cabinetry, and modular systems were tailored to meet Eurofins Alphora’s exacting standards. The lab’s design supports safe, adaptable use, integrating advanced mechanical, electrical, and IT systems while prioritizing cost-effective, high-impact upgrades. Phil Goodfellow served as Partner-in-Charge, with Luke Kimmerer as Project Manager, delivering a robust, future-ready lab environment tailored to cutting-edge biopharma innovation.

PROJECT SCOPE

The new facility was designed to accommodate a complex program including an API Kilo Lab, Quality Control Laboratory, and associated support spaces. The scope of work encompassed a full interior demolition and fit-out of the existing space, followed by construction, equipment installation, start-up, and final commissioning—all within an accelerated 16-month schedule.

Architecturally, the project prioritized efficient process flow, contamination control, and personnel safety. Specialized systems such as high-performance HVAC, containment barriers, and dedicated exhaust systems were integrated to ensure full compliance with cGMP and HPAPI requirements. Custom casework, finishes, and durable materials were selected to support cleanability, maintenance, and long-term operational performance.

CHALLENGES AND ACCOMPLISHMENTS

Delivering a specialized laboratory renovation within an active pharmaceutical campus presented both spatial and technical challenges. The design team worked within an existing facility with limited ceiling heights and complex service routing, requiring close coordination among architectural and engineering disciplines.

Through precise planning and integration, G architects developed an efficient lab layout that maximizes usable space, simplifies future maintenance, and upholds stringent safety and containment requirements. The resulting design supports Eurofins Alphora’s ongoing commitment to scientific excellence—creating a facility that is adaptable, compliant, and ready to serve the next generation of product innovation.
