PROJECT DESCRIPTION

G architects served as Prime Consultant for the adaptive reuse of George Brown College’s 5th floor executive office suite at 200 King Street East, transforming 3,200 square feet into a new home for the Teaching & Learning Exchange (TLX) and the Office of Academic Excellence (OAE). This project was part of the College’s broader strategy to modernize academic and support spaces, reimagining an outdated executive suite as a collaborative hub designed to foster innovation in teaching and learning.

The program introduced a diverse mix of environments including open and enclosed offices, meeting rooms, a Virtual Reality Lab, a recording studio, and specialized technology testing areas. Collectively, these spaces were planned to balance creativity, collaboration, and focus, supporting both faculty development and the integration of new academic technologies. The project reflects George Brown’s commitment to creating forward-looking spaces that encourage experimentation, cross-disciplinary engagement, and continuous learning.

Delivered on a modest budget and within a compressed schedule, the project required close coordination with multiple college stakeholders to ensure that spatial layouts, technical systems, and infrastructure upgrades aligned with programmatic needs. The result is a flexible, future-ready academic environment that supports innovation and collaboration at every scale.

PROJECT SCOPE

G architects provided full architectural services for the project, including:

  • Design refinement and adaptive reuse planning to transform the former executive suite for academic use.

  • Detailed construction documentation and Class A cost estimating to ensure budget accuracy.

  • Coordination with mechanical and electrical consultants for systems upgrades and integration.

  • Tender preparation, site verification walkthroughs, and phased construction administration under a stipulated sum contract.

CHALLENGES AND ACCOMPLISHMENTS

Integrating specialized facilities such as VR labs and recording studios within a compact floorplate presented significant technical and acoustic challenges. G architects employed careful spatial planning and coordination to achieve performance standards while maintaining design coherence.

An accelerated schedule added further complexity, requiring phased implementation and active collaboration with faculty and staff to minimize disruption. Through proactive engagement and meticulous coordination, the team successfully delivered a dynamic academic workspace that embodies George Brown College’s vision for innovation in teaching, learning, and professional development.
