Woodland Villa

PROJECT DESCRIPTION

G architects led the redevelopment of Woodland Villa, a long-term care home in Long Sault, Ontario, for Omni Quality Living. The project transformed an aging 54-bed home into a modern, IPAC-compliant 128-bed environment designed to meet the latest Ministry of Long-Term Care standards. The single-storey, 75,000-square-foot home provides a contemporary, resident-centred setting that supports dignity, comfort, and well-being.

Delivered through a carefully phased approach, the project was completed while the existing home remained fully occupied and operational. G architects developed a comprehensive decanting and construction sequencing strategy to ensure the safe relocation of residents and staff throughout the process. Acting as Prime Consultant, the firm coordinated a full multidisciplinary team, working closely with Omni’s leadership, clinical staff, and construction partners to maintain seamless operations and minimize disruption to care delivery

To address the existing home’s spatial and infrastructure constraints, G architects employed 3D laser scanning and point-cloud modelling to capture precise as-built conditions. This technology enabled accurate coordination between new and existing systems, improved communication among consultants, and supported remote collaboration during the pandemic.

The completed home features four small-household wings with comfortable living, dining, and activity areas, as well as secure outdoor spaces that promote connection to nature. Woodland Villa stands as Ontario’s first completed phased redevelopment of an occupied long-term care home on the same site, serving as a model for renewal that balances operational continuity, resident comfort, and design innovation.

PROJECT SCOPE

G architects served as Prime Consultant for the comprehensive redevelopment of Woodland Villa, guiding the project from feasibility through construction completion. Key components of the scope included:

  • Phased Redevelopment Planning: Development of a detailed decanting and construction sequencing strategy that allowed the existing 54-bed home to remain operational while new resident wings were built and existing areas were renovated in stages.

  • Full Architectural Services: Provision of complete design and documentation, including functional programming, ministry submissions, site plan approval, tendering, and construction administration, ensuring compliance with all long-term care and accessibility standards.

  • Digital Integration and Coordination: Implementation of 3D laser scanning and point-cloud modelling to capture existing conditions with precision, enabling accurate BIM coordination among disciplines and minimizing construction conflicts.

CHALLENGES AND ACCOMPLISHMENTS

The key challenge at Woodland Villa was delivering a major redevelopment while keeping the home fully occupied and operational. G architects implemented a phased approach that prioritized safety, infection control, and continuity of daily life, ensuring minimal disruption for residents and staff.

Existing spatial and infrastructure constraints were resolved through 3D scanning and BIM coordination, which improved accuracy, reduced risk, and streamlined collaboration across the design team. The completed 75,000-square-foot home embodies a resident-centred model that balances renewal, comfort, and care on a constrained site, setting a provincial precedent for phased redevelopment in long-term care environments.
